Does Starch work with AppFolio, Buildium, or Rent Manager?
None of the small-market PMS platforms expose a public API for independent operators. Starch connects via browser automation — it logs into AppFolio, Buildium, Propertyware, or Rent Manager on a schedule and pulls rent roll, delinquency, work orders, lease expirations, and owner statements. You get that data in Starch's database and can build any report or automation on top. Yardi Breeze and RealPage work the same way.
Can I generate custom owner reports?
Yes — and this is where most firms start. Describe what each owner wants ('monthly cash flow, current rent roll, delinquency aged 30/60/90, any open work orders over $500, YoY occupancy') and Starch builds a templated report per owner. It pulls live from your PMS and bank feeds, generates the PDF, and emails it on the cadence you set. No more Excel builds on the 5th of every month.
How does delinquency and collections automation work?
Starch pulls your rent roll and payment status daily. You describe the collections ladder — 'day 3 friendly text, day 5 formal email, day 10 late fee posted, day 15 escalate to leasing agent with drafted notice to cure' — and Starch runs it. The Email Agent drafts personalized messages; the CRM tracks every tenant interaction. Legal notices stay a human decision.
What about maintenance request triage?
Work orders come in through the tenant portal, email, and text. The Customer Support Agent reads them, categorizes urgency, matches to your preferred-vendor list for the property, and drafts the dispatch email or ticket. Emergencies (no heat, flooding, lockout) get paged to the on-call manager. You still approve dispatch; Starch removes the intake and routing work.
Is Starch SOC 2 compliant? We handle trust accounts.
Starch is not SOC 2 Type II certified yet and doesn't offer an on-prem option. Trust account data flows through Plaid, which is itself SOC 2 compliant, but Starch the platform is not yet. If your regulators or owners require SOC 2 Type II from every vendor you use, this is a real constraint. Most small firms under 500 doors don't hit that requirement, but confirm with your compliance officer.
Can it help me grow into new doors or new owners?
Yes. The CRM tracks prospective-owner conversations from first call through signed management agreement. LinkedIn outreach connects to the pipeline. Scenario Analysis models the operating margin on a new portfolio before you sign the management agreement — fee income, staffing cost, required software seats. The platform is free during beta; individual apps will have monthly subscriptions once pricing is finalized.
